Foundation Piers come in many types, shapes, and sizes. It's important when having your home lifted/supported that; it's by an Insured & Experienced Company that has seen and/or dealt with just about any situation that may arise. For example: some pier types work better than others just depending on the soil they are going into. Other times you have to take into consideration the drainage and water table of the property. In a nutshell, each foundation repair is different and requires a different approach than the day before. Depth of soil will play a big part in choosing a foundation repair system. Some homes are built just a few feet from bedrock (usually on a hill/mountain), others are 50-60 ft. from bedrock. Knowing the area and soil types makes all the difference in the world when executing structural repairs. In Oklahoma, we generally use a Steel Sleeve Lock System that links together at each new section. This pier has a 2 7/8" diameter and pushes rather easily into the native soils. This pier is schedule 40 pipe and general depth achieved in our neck of the woods is 20' down to bedrock. Situations where you don't have enough weight for a tradition resistance pier (steel pier) then we can come in with a Helical Pier System. This pier has a drill auger bit that allows us to achieve proper depths without using the weight of the structure. A draw back to Helical Piers in clay soil is the auger bit can lift the pier and heave with swelling soils. Helical Piers are often used laterally to pull and hold back basement walls that have fallen in due to hydro-static pressures of the soil behind the wall. There are also concrete piers. This system comes in handy in areas where water is a real issue. The concrete cylinders seem to last longer than the steel pipe anywhere that water consistently holds. The drawback to concrete push piers is; they have a wide 6" diameter and often don't achieve the same depth the steel pier with 2 7/8" can. However, its important to include the lifespan of either system when choosing what's best for your home.
