How does drainage affect your foundation?

Drainage is a key component in keeping a solid foundation. It is important that erosion does not ruin the compaction that your structure sits on. If you have poor drainage it can negatively affect the condition of the underlying soils. In heavy rains, water does not just run on top of the ground, but also underground. When water is flowing it takes sediment with it and creates voids and channels that are dangerous for heavy structures. Keep in mind, it doesn't take a lot of movement to a structure to create a lot of damage! Another thing to consider is swelling and contraction. In Oklahoma we have clay soils. When they take on water they expand and when they dry out they shrink. This constant tug-o-war loosens the soils that were once compacted. Water also breaks bonds of compact soils.


Moral of the story is to make sure your structure and surrounding property has drainage that can take water away from the structure. This can be done with a series of methods. Gutters are always the first place to start. The surface area of a roof can collect an amazing amount of storm water. If this water runs directly off the roof and right next to the foundation, then all the above mentioned problems can occur directly to the foundation. Exterior drainage systems like French Drains, Tight Lines, Retaining Walls, & Sump Pumps are all ways to take care of water that may be running toward the structure from surrounding hills or elevated areas.
