What is a Crawl Space Repair?

Writer's picture: Level HomeLevel Home

The most neglected part of the home has to be the Crawl Space. When is the last time you looked under your home to see the condition of the Crawl Space? Ummm, the general answer is never. That's right Never! Keep in mind your entire floor structure is supported by your crawl space. Also, the air from under the house is generally being pulled into the interior also. This means if there is mold, mildew, or smells in your home; there's a chance it's coming from the crawl space. In Oklahoma a large portion of crawl space homes have the air duct systems running through them.

Air quality is important but even worse is support that shouldn't be there. Things like old stacked stones that are literally holding your family from falling through the floor. Over the years Level Home Foundation Repair has seen the worse of the worse and can contest that a Crawl Space is just not on a home owners mind until it is too late. Simple maintenance around the house can dramatically reduce your chances of having issues.

1) Evaluate your drainage. Keep in mind that all the support under your house sits on the dirt. If you are letting water under the home then your support is now sitting on mud. See the problem?!? Simple exterior downspout extensions that take the rain water away from the home can be a real life saver for your crawl space support. This will also reduce the moisture content and lower chances of mold/mildew.

2) Take a look. Simply find your crawl space entrance and shine a bright flashlight and evaluate whats under your home. You do not have to be an expert to see something that doesn't belong. Just remember this is your support that holds your home in place. If something is fishy and or doesn't look right. Call Level Home Foundation Repair at 918-361-7787 for a Free Informative Evaluation on what's wrong and/or your options for repair.

3) Make sure animals can not access your crawl space. These areas are warm in the winter and cool in the summer and a great place for an un-wated guest. Although it's nice of you to rent the extra space to critters, they often are destructive and leave behind droppings and fun repairs. Spray for bugs and general pest control as a rule.

4) Vent your crawl space. Allow fresh air to move through the space. This keeps moisture content low and fights mildew. In extreme colds you may want to block off vents to retain more interior heat but, as a rule keep them ventilated and you won't have too many issues. Crawl Spaces that are completely encapsulated may not need to be vented.
